In most Boston luxury real estate transactions, there are several participants involved, including the buyer, the seller, their respective agents and attorneys representing the clients. Each play an extremely important role to help put a Boston luxury homes deal together.

During the due diligence period, the Boston luxury homes buyers and their representatives will to have to make sure that the property is in good condition and the buyer is aware of all defects, if any, moving forward with full knowledge. It is of most importance, and I can’t emphasize this enough, to hire a reputable, experienced and savvy Boston luxury real estate attorney.

Then there are some rare instances that the buyers' or sellers' attorneys are representing their clients because they are good friends or family attorneys without being an experienced “real estate” attorneys per se. This is frequently when negotiations fall through the cracks. Simple and mundane issues become “problems” which never existed in the first place. Buyers or sellers who only rely on their friend's attorney advice will become victims, and the deal will fall through for no reason. The Boston luxury homes seller has lost a deal, and the buyer is out in the market yet again and the saga continues.

Fortunately, these instances are rare. Always remember that it is important to get the best help and advice you can, rather than being obligated to hire an attorney who is a family friend or an attorney who maybe a great attorney in some areas of law, but not necessarily real estate.
